What is an EICR and how often do I need one?

An EICR (Electrical Installation Condition Report) is a formal inspection and test of the fixed wiring in a property. It checks the consumer unit, circuits, earthing and bonding, and reports any faults using codes C1, C2, C3 and FI.

  • Rented homes in England — at least every five years, with a copy given to tenants.
  • Owner-occupied homes — commonly every ten years.
  • Commercial premises — commonly every five years, or at change of occupancy.
Why does my electrical trip switch keep going off?

A breaker that trips repeatedly is doing its job — it is detecting a problem. An MCB usually trips because a circuit is overloaded or there is a short circuit. An RCD normally trips because current is leaking to earth, often from a faulty appliance, water getting into an outdoor socket or light, or damaged cable.

The quickest way to narrow it down is to unplug everything on that circuit and reset. If it trips again with nothing plugged in, the fault is in the fixed wiring and needs testing rather than guesswork.

Do I need to tell Building Control about electrical work in my home?

Some electrical work in dwellings is notifiable under Part P of the Building Regulations — for example a new circuit, a consumer unit replacement, or a full or partial rewire. Notifiable work must either be notified to Building Control before it starts or be carried out by an electrician registered with a competent person scheme, who can then self-certify it.

Replacing a like-for-like socket, switch or light fitting on an existing circuit is generally not notifiable.

Does my old fuse box need replacing?

An older board is not automatically dangerous, but there are clear signs it is past its best: rewireable fuse wire instead of breakers, a wooden or cast-iron enclosure, no RCD protection, or scorch marks and a burning smell.

Current wiring regulations expect RCD protection on most domestic circuits and a metal-clad enclosure for consumer units in domestic premises. If yours has none of that, an inspection will tell you whether it needs replacing now or can be safely left for the time being.

Can you install an EV charger at a house in Milton Keynes?

What should I do if I smell burning from a socket or fuse board?

Treat it as urgent. Stop using the socket or circuit, unplug anything connected to it if you can do so safely, and switch that circuit off at the consumer unit. Do not keep resetting a breaker that trips again after a burning smell.
